Photos are arguably the quickest way to talk to a potential client/buyer. The images can be a double-edged sword because if the pictures are great, our clients will immediately be interested. However, if the photos look crummy, then we can quickly lose the buyer’s interest.

We understand that good quality photos can be expensive, especially if you are starting. You can take good pictures, even with your phone. Here are the things that quality photos will do for your marketing.

So how do you take photos with a phone that accomplish the above?
1. Lots of natural light.
Natural light looks pleasing to the eye. It adds contrast, which will make the photo grab attention from a viewer, and it makes rooms look bigger and more inviting.
However, please be aware that the light needs to be natural, meaning from the outside through the windows, not lamplight.
2. Declutter
One of my favorite sayings is “less is more.” If you are debating to remove an object from the photo, more than likely, it’s a good idea to remove the object. Having minimal clutter will make the space look clean and big.
3. Watch the vertices
Bending verticles are a pet peeve of mine, especially with photos that are taken by realtors. Make sure that the horizontal and vertical lines are as straight as possible. There is nothing worse than looking at a picture that was taken from ceiling height down on a bathroom. Yes, the photo will show more of the space, but it’s so jarring to a viewer that the benefit of showing all the bathroom space will outweigh the negative emotion created from this kind of composition.
4. Get a phone with a decent camera.
Both phones and cameras have advanced a lot in the past few years. However, please don’t use a 10-year-old flip phone to take the photos. You should be okay if your phone is 2-4 years old, but not much older. The photo quality is truly amazing that comes from modern telephones. Another benefit of these modern phones is that they do a lot of photo processing internally. Hence, an amateur photographer can get a better photo with a phone than a professional camera.

In conclusion, don’t be afraid to use a phone for your photography when you are starting your business. If your real estate photos have natural light, no clutter, and have straight verticals, most people will view your photos in a positive light. When you get bigger, you should hire a professional real estate or commercial photographer for your photos. The quality will be better, and you will look more professional.
